Home inspections are a waste of money

You’d be surprised how many times we hear this. Look, I’ve bought many investment properties in my day having never stepped foot inside, and paid a steep price for it. Trust me.

The truth is a home inspection is a great tool in the home buying process. Here are 3 reasons why you should have a professional home inspection.

1. It’s your time to thoroughly review the home. You’re not just buying that beautiful master suite or stone-lined fireplace, you’re also buying any problems lurking in the walls, crawl space, or attic. A typical home inspection starts at the roof and ends at the foundation, with stops in between at every major system (plumbing, electrical, heating, etc.). Most also include tests for radon gas and sewer line condition. A good inspection, by a professional inspector costs about $400-$500 and takes 2 to 3 hours, depending on the size and age of the house. Here’s an extra tip, don’t skip inspections on new construction. Just because something’s new doesn’t mean it’s flawless.

2. It’s your chance to negotiate for any repairs needed. Is the sewer line cracked? Is the roof leaking? Is the furnace on it’s last leg? Not only does a home inspection identify these items big ticket items, it gives you the opportunity to object to any conditions that need to be corrected prior to closing. The home inspection report itself also gives you the ability to communicate, substantiate, and document in detail the issues to the sellers.

3. It’s a great time to learn about your home. A good home inspector will not only identify any major problems with the home, they will also educate you about your home. Knowing from day one how to properly maintain your home, knowing where the water shut off is during an emergency, or tips on how to keep the home’s systems running at their peak are all valuable lessons you can learn from your inspector.
